Essential Functions:

  • The Senior Manager of Construction Management will manage the construction of new development projects for the company including office and commercial construction.
  • This individual will participate in all facets of the construction process including preparing bid packages and selecting all 3rd party consultants (architects, engineers, project managers, related third party contractors, etc.); assisting in project design and planning; and oversee construction management and administration.
  • This role will report directly to the EVP, Operations and work closely with a team of in-house operations staff.
  • Prior management to commercial construction projects is mandatory.
  • Responsibilities include:
    • Create and manage development and construction budgets
    • Create and maintain individual project schedules
    • Provide cost-estimating and value engineering guidance as projects are determined.
    • Assist with the development of bid packages, communication with approved list of bidders, qualification and assignment of projects to general contractors and the negotiation of applicable contracts
    • Direct/Oversee all third party consultants and vendors, including Engineering, Architectural and all other construction related personnel.
    • Review/maintain construction related documents for consistency with company design objectives, internal development department programming and architectural and quality standards
    • Identify and resolve construction/development issues
  • Work with procurement and legal teams to negotiate, communicate and process change orders
  • Oversees the creation and completion of documented 'punch-list' for construction projects
  • Establish key relationships with municipal staff, elected officials, and neighborhood groups Requirements
  • Ability to comprehend, analyze and interpret complex business documents and financial analysis on the projects.
  • Outstanding communication skills, both written and verbal.
  • Excellent reputation and knowledge of the design, engineering and construction firms and local jurisdiction authorities.
  • Proven ability to work well in teams.
  • Ability to multi-task and prioritize work flow to achieve successful advancement of projects.
  • Enjoy working in a fast pace environment and ability to frequently multi-task
  • Oversee the entire process for the successful completion of all capital projects within budget and anticipated timeframes
  • Work closely with VP of Facilities and Track Operations and VP, Event management to partner on the design, planning, and execution of each project.
  • Other duties as assigned

Required Qualifications:

  • Bachelor's Degree or past work history equal to 5 years in the construction field.
  • Experience with large scale temporary facilities, complementary to permanent facilities with an event with over 75,000 attendees, a plus
  • Strong written and verbal communication skills required

Physical Demands: 

  • Ability to stand, sit, use of hands to handle, or feel, reach with hands and arms
  • Ability to lift and/ or move up to 25 pounds
  • Ability to squat, bend, twist, push/pull
  • Ability to stand/walk for long periods
  • Specific vision abilities required by this job include close vision and distance vision.

Work Environment:

  • The noise level in the work environment is usually moderate but can be loud during events
